    Default Villa/429 road question

    Hi,

    Planning well ahead we have looked at a villa that appears to back onto the 429 (Daniel Webster Western Beltway).
    It's years since we stayed around that area, the villa listing does highlight some possible 'road noise'.

    It looks quite close to the road, so obviously you would hear traffic from the pool area.

    Anyone know the road well or how busy it gets? I seem to recall it was being built around the last time we were there, just the home itself is the nicest we have seen so far (jeez the prices have shot up!).
    The one's we like at Windsor Palms, our preferred choice, are priced almost for us to buy the thing, not just stay there for a couple of weeks.

    When the 429 firsted opened there where hardly any vehicles on it but over the years it has now become much busier. While it is a toll road which keeps the I4 type volume down there is a reasonable amount at peak times.

    If the villa you are looking at is away from the road itself you may be ok.

    We haven't booked flights yet but doing some initial research on villa's, felt too isolated on Poinciana Boulevard last time so looking at going back to Formosa Gardens area where we have stayed at Indian Creek many times.

    Our search is a bit 'in depth' if that's the right word there are a few things we really look for with Joshua in mind, the villa in question is very nice and ironically at Indian Creek, but literally the pool backs right onto the 429.
    Have a list of several options anyway and really wanted to stay somewhere different, preferably Windsor Palms, but struggling to find one I like with a UK owner (nothing against US one's but it's just easier, especially with exchange rate).

    The prices for that area in general ae very high, and being just the 3 of us we have to bear that in mind, some of the one's I have seen for example at Indian Creek are more expensive than one's at Formosa Gardens which is a much more upmarket community.

    I guess for this one we have to decide (whenever we actually book flights), if it's worth the risk of a bit of road noise. But it's no big problem there plenty of options on my list, at least I know now it has become a fairly busy road. It could even be slightly dangerous
    if a motor cyclist hears Joshua screaming with laughter as he does in the pool, don't want anyone falling off their bike!

    There is another community in that area that looks quite nice, no idea of costs or facilities, which is much further back from the 429, so you could have a look at Rolling Hills. There is also Indian Ridge, a bit further south from the 192. We stayed there for quite a few years, it is quite residential, but the villas are a bit older.

    There is also Oakwater in that general area, but don't know anything about that community, other than having driven past!

    Aye we know about Rolling Hills, as well as Windsor Hills, Sunset Lakes and Emerald Island. They are all getting the Sharp scrutiny.
